Sanders Studios offers design services for
individuals wishing to build a custom home. For most people, designing their
dream home is a once in a lifetime opportunity that involves many hours
of considering all the possibilities. Often, people don't even know where
to begin. So they start by looking through home design books. Yet no design
they look at seems "just right." And the thought of hiring an
architect at this early stage (and having to pay their high fees for hours
of early searching) seems unrealistic and unaffordable.
That's where I can help. In the early stages of floor plan design, I can assist you in organizing your "wants list" and offer multiple options for your consideration. All work can be done online via email or by phone and fax if you live outside Sarasota county, Florida or its adjacent counties. Once you decide on a final plan, I can produce either a digital print (non CAD image) or a hand-drawn scale layout. Both are offered with exterior elevations - either line drawing or color rendering.
At that point the plans can be taken to a builder for a construction quote. If acceptable, the plans can then be entered into CAD Drafting software for final construction blueprints by the builder.
Prices for design work are $20.00 per hour.

TWO STORY THREE BEDROOM HOME ON A LAKE: The existing lake lot was flat, but small, with strict restrictions for the footprint of the plan. The clients had very strong opinions about what types of rooms they wanted, how big each should be and how the home could be accessed from both the road and lake sides. The style of the exterior was also an issue which affected how I designed the interior elements. | ||||||||||

TWO STORY WITH WALKOUT
LOWER LEVEL ON A STEEPLY SLOPING LAKE LOT: This lot was very narrow and long with extreme slope from the road to the lake. The property needed to be stepped with levels of gardens and lawns formed by retaining walls in order to prevent erosion. The property owner wanted a first floor level with the road, but the back of the house should give immediate access to the lawn and gardens from a walkout basement. The client also wanted to be able to complete the home in stages, one floor at a time, all the while enjoying complete livability. | ||||||||||

examples. Such work aids contractors in showing off their houseplans to
prospective buyers in model homes and sales offices.

In one instance, I received a call from a contractor out of state who wanted
to reward a good client with an oil painting of what their house would look
like when construction was completed. Working off of floor plans, elevations
and site photographs, I constructed the scene as it would appear.
